The property has been carefully restored to preserve its unique character and history — stone walls and archways, original millstones, and serene gardens mix harmoniously with contemporary finishes and all the comforts and conveniences of a modern home.
The Property
The house comfortably accommodates ten guests, or up to twelve with children, across six bedrooms — perfectly suited for private gatherings or small group retreats.
The main entrance, framed by an original stone arch, opens directly into a fully equipped modern kitchen — the natural gathering place of the house. The millstone dining room sits adjacent, its original stone floors and millstones intact, now used for candlelit dinners and wine tastings, or cool summer lunches flowing out to the wood-burning pizza oven and garden.
Four bedrooms with ensuite bathrooms sit together on the second floor above a large family living room with a traditional stone fireplace and a home theater system with HD projector. A second wing of the home contains a cozy living room with a traditional stone fireplace on the ground floor, a second fully equipped kitchen and bathroom, leading up to a master bedroom and a smaller single or child’s room, both sharing a spa bathroom with a deep soaking tub and views of the Tuscan hills. The master bedroom opens onto the loggia — the original hayloft transformed into a private outdoor terrace with seating and a dining table.
Every room has individual climate control with dedicated thermostats, and the property is equipped with high-speed satellite internet throughout.
The natural gardens follow the curve of the river, offering tranquil spaces and quiet nooks — shaded areas for eating, a pergola for lingering over wine or espresso. The private swimming pool is surrounded by a bamboo grove, with chaise lounges and umbrellas for unhurried afternoons. Stone steps lead down to the river, where the more adventurous can swim beside a waterfall. The soothing sound of the river pervades the property.
A short walk from the main house, a detached 70 sq m meditation and contemplation room with hardwood floors, two additional bathrooms, and its own fireplace offers a quiet space for individual practice or simply time away from distraction. The room can be added to any rental on request. For guests organizing group retreats or special events, the adjoining professional kitchen is also available, staffed by professionally hired chefs or event catering that can be arranged through the property.

By Train
By train, the nearest station is Figline Valdarno, approximately ten minutes from the property. Travelers arriving from Rome, Milan, or other major Italian cities can take a high-speed train to Florence Santa Maria Novella, then connect to a local service toward Figline Valdarno. Mulino di Ferraia is conveniently located near the Figline Valdarno train station that connects to both Florence and Arezzo in less than 30 minutes.
